Preparing your home for photography.

The camera records everything in the frame. A short hour of preparation is the single greatest factor in how the finished listing looks.

We photograph with wide-angle lenses and high-dynamic-range exposures, which reveal far more of a room than the eye notices in person. Small items on counters, cords and personal effects become prominent in the final images.

The day before

Throughout the home

  • Remove family photos, diplomas and personal mementos, including the refrigerator door
  • Replace burned-out bulbs and use one bulb color throughout
  • Hide cords, chargers, remotes and small electronics
  • Put away shoes, coats, bags and mail from entryways
  • Clean mirrors, glass doors and windows facing the camera
  • Store pet beds, bowls, toys and litter boxes out of sight
The day before

Kitchen

  • Clear countertops completely; a bowl of fruit or a plant at most
  • Remove soap, sponges, towels and drying racks from the sink
  • Empty the sink and run the dishwasher
  • Remove magnets, papers and calendars from the refrigerator
  • Place trash and recycling bins in the garage
The day before

Living and dining

  • Straighten and fluff pillows and throws
  • Clear coffee and side tables to a few intentional pieces
  • Set the dining table simply, or clear it entirely
  • Turn televisions off and remove gaming equipment
  • Vacuum rugs and clear the floors
The morning of

Bedrooms

  • Make every bed with smooth, neutral bedding
  • Clear nightstands except for a lamp
  • Close closet doors; put away laundry and hampers
  • Remove anything stored visibly under beds
The morning of

Bathrooms

  • Clear vanities of toiletries, toothbrushes and appliances
  • Remove products from the shower and tub
  • Hang one set of fresh matching towels, or none
  • Close toilet lids; remove bath mats and trash cans
The day before

Exterior and yard

  • Mow, edge and clear leaves from lawn and walkways
  • Store hoses, tools, toys and trash bins out of view
  • Arrange patio furniture and remove covers
  • Clean and uncover the pool or spa; remove cleaning equipment
  • Close the garage door
Before we arrive

The final hour

  • Turn on every light, including lamps and under-cabinet lights
  • Open all blinds and curtains fully
  • Turn off ceiling fans
  • Move vehicles out of the driveway and away from the front of the home
  • Secure pets away from the property
  • Confirm the lockbox code, gate code, or that someone will be present
Twilight and aerial

If your order includes twilight photography, please leave every interior and exterior light on through sunset. For drone coverage, we confirm local airspace and any HOA restrictions in advance.
